Modern design meets tradition
This elegant semi-detached house in Bärenleite, located in the green Saas district of Bayreuth, is a prime example of the successful combination of modern design and traditional architecture. The large windows and clean lines of the façade give the property a contemporary feel, while the classic hipped roof emphasizes its timeless elegance. This semi-detached house offers an exquisite living experience in an environment that is appreciated both for its peaceful living atmosphere and its proximity to nature.

The development of the semi-detached house in Bärenleite presented the challenge of implementing a redensification within the given building boundaries, which were originally designed for a detached house. A solution was found in consultation with the authorities in order to meet the municipal requirements and create more living space at the same time: Part of the second half of the house had to be within the original building boundaries, but could not be built completely outside these boundaries. This compromising approach made it possible to improve the utilization of the plot.
Solution:
Our original concept was for a larger building without a basement, which is generally a more cost-effective option if there is unused buildable space available on the plot.
In view of the restrictions imposed by the building boundaries and the goal of creating as much living space as possible, we developed an innovative solution: the integration of a stepped atrium in the basement. This creative adaptation allowed us to extend the living space without exceeding the specified building limits or the maximum number of storeys. The atrium, which is not considered a regular building component, added valuable living space without violating the building limits.
This adapted solution enabled us to realize a semi-detached house project that meets the requirements of modern living space without compromising on design or quality. This design variant with basement and atrium received final approval and demonstrates how creative planning and innovative design approaches can successfully overcome challenges.
