Sustainable, efficient, aesthetically innovative.

Our ambitious building project at Oswald-Merz-Straße 8 in Bayreuth is a prime example of the combination of contemporary design and sustainability. Built to the KfW 40 efficiency house standard, this apartment building not only meets the highest energy efficiency requirements, but will also be certified with the Quality Seal for Sustainable Buildings (QNG) after completion. This seal guarantees that our building meets the most advanced ecological, socio-cultural and economic standards.

Compliance with the QNG requirements ensures that the materials are obtained sustainably and that harmful substances in the building materials are avoided. Flexibility to meet the changing needs of residents and efficient use of space are also key. Our aim with this project is to create not only an attractive, but also a responsible living space that will last for generations.

The architecture is characterized by clear lines and generous glazing that optimally directs daylight into the living spaces. The integration of a hipped roof on the penthouse picks up on traditional elements, while the recessed top floor sets a modern accent. The spacious balconies and terraces provided for each living area extend the living space outdoors and offer a private retreat in an urban context.

Challenges and solutions

Challenges:

Fitting into the historic surroundings: The building must blend harmoniously into the old town of Bayreuth, carefully combining modern and traditional elements.

Maximum building height: The height of the new building is adapted to that of the neighboring building in consultation with the city planning office so as not to disturb the cityscape.

Optimization of living space: Despite the restrictions imposed by height and location, the available living space should be maximized.

Direct location on the sidewalk: The planning must take into account the fact that the building is directly adjacent to the sidewalk, which requires special architectural solutions.

Lack of a development plan: As with many inner-city projects, there is no specific development plan, which makes flexible and innovative planning approaches necessary.

Solutions:

In order to effectively master the challenges of our construction project at Oswald-Merz-Straße 8 in Bayreuth, we have developed several customized solutions that both take into account urban requirements and enable modern living

Maximizing the clearance areas through setbacks: We used the concept of staggered setbacks to maximize the clearance areas for each storey individually. This allowed us, for example, to position the first floor closer to the property boundaries than would have been possible with a uniform calculation of the clearance areas for the entire building.

A recessed penthouse with a hipped roof: By integrating a modern-style penthouse, characterized by a hipped roof, we were able to pick up on the traditional roof shapes and pitches of the surrounding area while creating a modern living option. This approach respects the historic appearance of the neighborhood while offering a contemporary living solution.

Strategic positioning of the stairwell and boiler room: By positioning the stairwell and boiler room on the side facing the sidewalk, we were able to create additional privacy for the first floor apartments. This planning avoids direct views from the sidewalk into the living areas and thus increases the well-being of the residents.

Modern design elements: The use of large windows and a modern façade design gives the building a contemporary and inviting appearance. These elements not only provide aesthetic enhancement, but also maximize natural lighting and offer residents an open and bright atmosphere.

These solutions reflect our commitment to developing innovative residential concepts that fit seamlessly into existing urban structures while meeting the demands of modern living.
