The outstanding residential project in Knappertsbuschstrasse in Bayreuth represents a perfect fusion of ultra-modern architecture and exclusive living culture. This apartment building, designed to the KfW 55 standard for optimum energy efficiency and sustainability, offers an incomparable living experience with its three unique residential units. Challenges:
Planning of a visually appealing residential complex to match the high-quality residential area below the Festspielhaus in Bayreuth. Ensuring that the view of the residential building above is not impaired, while at the same time optimizing the saleable living space.
Lack of a development plan for the property (§ 34 BauGB), which entails special planning requirements. Good communication with the authorities is essential here. After consultation with the authorities, the maximum floor area was determined based on the neighboring house. (Maximum GRZ = GRZ of the existing EFH on the plot + GRZ of the new MFH)
Ensuring sufficient distance to the trees along the property boundary to guarantee tree care and the preservation of the tree monuments.
Solutions:
To overcome the challenges, the house was moved as far as possible to the east, taking into account the clearance areas. This optimized the distance to the trees on the west side of the property. The slight offset of the lower and upper house also meant that the unusual, sloping roof could be planned without impairing the view of the upper house.
The underground garage was pushed into the slope so as not to increase the floor area excessively and to use a maximum proportion for the living space. As a result, it does not count as part of the floor area as it lies completely below the ground.
